The first steps toward an electric and sustainable facility

Construction has now started, a great milestone for both Koopman and Volantess. As delegated developer, we are managing the entire process for a high-quality and strategically located business building in Leek. Room for growth, (full) electrification, and overall sustainability are the pillars of this project. The fact that the realization phase is about to begin is the result of a careful and complex preliminary process. This special moment marks the start of a series of stories about the project. Who is Koopman Logistics?

Koopman is a family business that has been active in automotive and cargo logistics since 1923, offering complete solutions, shorter lead times, and lower emissions. In addition, the company is part of the TransMission network: a flexible and reliable transport solution in the Benelux, from parcel to pallet, with fast delivery, customization, and a consistently high level of service at competitive rates. With around 1,100 employees spread across the Netherlands and Germany, Koopman continues to grow. And that calls for future-proof accommodation. This will now be realized at the Leeksterveld business park along the A7.

The new location replaces the current outdated building in Noordhorn and an office location in Leek, and is a strategic step in the transition to sustainable and electric transport. Because Koopman’s ambition is clear: by 2035, the entire fleet for Cargo Logistics must be electric. This reflects the vision of a company that has been looking ahead for more than a century, and continues to invest steadily in smart, future-oriented logistics during the energy transition.

A careful preparation

At Volantess, we have been working on this project for over a year. Acquiring the land, drawing up a Program of Requirements, developing the design, and obtaining the environmental permit—we certainly haven’t been idle. Such a process involves a great deal of preparation. Various technical, legal, and planning analyses must be carried out according to the zoning plan, and everything must fit within the budget, time, and schedule.

As delegated developer, we keep control and firmly guide the client. This way, we manage the project from A to Z—from design to permit, from tendering to construction, and the care afterwards. Construction has now started.

Hub of the future

The new facility will include offices, a workshop, a cross-dock with sorting and parcel hall, and a forward-looking energy concept. The key challenge: ensuring that all systems and processes function seamlessly from day one, while remaining flexible enough to accommodate future growth.

To support Koopman’s ambition, the energy system must be technically sound, financially viable, and scalable. That’s why we have developed an optimized energy concept — including a Charge Point Operating System (CPOS), Energy Management System (EMS), smart energy infrastructure, sufficient charging capacity, renewable generation, optional storage, backup power, and intelligent control via EMS/CPOS.

A project like this calls for in-depth expertise and a multidisciplinary approach. We go beyond technology, providing legal, fiscal, organizational, and communication support. This ensures clarity, cohesion, and momentum, while helping our client make the right choices at every stage. How fast will scaling occur? What level of operational reliability is needed? What does that mean for the site layout, power capacity, and charging infrastructure? Together with Koopman, we explored these questions in depth. The result is a flexible design that enables sustainable growth. Now and in the future. With an independent perspective, technical depth, and full project oversight, we are building Koopman’s business facility of tomorrow.
